Most residential mortgages require lender consent before short-term letting — operating without it breaches your mortgage terms. Standard home insurance won't cover guest stays; you'll need specialist short-term let insurance with public liability cover. We check these as part of onboarding and can recommend trusted insurers.
Not currently in England outside Scotland. Brighton & Hove has specific requirements and most operators work to maintain good standing with the council. Scotland requires mandatory licensing as of January 2025.
The UK Government is introducing a mandatory registration scheme for England (expected April 2026). This will require all short-term let properties to register with a unique property ID, confirming fire safety, gas safety, and insurance compliance. Platforms will be required to display registration numbers. We monitor this closely and will handle your registration as part of the service — you'll be notified and guided through any required steps well in advance.
You remain in control. Tell us your blocked dates and the property won't be listed. We work around your schedule — not the other way around.
For most properties, 2–3 weeks from sign-up to first booking. We need time to professional-photograph the listing, set up accounts, and get your property ranking well on each platform before launch.
Every booking through Airbnb, Booking.com and Vrbo is covered by their respective Host Liability Insurance programmes. We document the property at every check-in and check-out. For any disputes, we manage the claim on your behalf.
